Tours and Visits

How do I tour an apartment and check out the community? 

Whether you prefer to drop by spontaneously or plan ahead, we’ve got you covered. You’re welcome to walk in for a tour, or you can schedule a visit with our leasing team at your convenience.

Application and Leasing

How do I apply for an apartment in your complex? 

Applying is simple and can be done online; it only takes a few minutes. Just head to our website, choose the floor plan that feels like home, and get started. If you need any help along the way, our team is happy to guide you.

What documents do I need to provide for the application process? 

To verify income, we ask for either your two most recent pay stubs or six consecutive bank statements from the same account. It’s all part of ensuring everything is in place for a smooth approval process.

What are the income requirements to qualify for an apartment? 

To qualify, your monthly income must be at least 2.5 times the rent. If you have questions about qualification, feel free to contact us. We’re happy to discuss the details with you.

What is the lease term for the apartments? 

Our standard lease terms range from 12 to 15 months, giving you flexibility while offering the stability of longer-term living.

Can I sublease my apartment? 

At this time, subleasing is not permitted.

Is renter’s insurance required? 

Yes, we require all residents to carry renter’s insurance with a minimum of $300,000 in liability coverage. 

How do I renew my lease? 

Renewing your lease is easy. Just let us know you’d like to stay, or handle everything online through your resident portal. 

Does Bloom have affordable housing options?

While we currently do not offer affordable housing programs, we’re happy to answer questions and help you find a layout that suits your lifestyle and budget.

Move-In and Move-Out Support

Are there move-in or application fees?

There’s a $55 application fee per adult applicant. Your move-in costs will include your security deposit and prorated rent, which we’ll outline for you ahead of time so there are no surprises.

Are there services to help with the move-in process? 

While we don’t offer formal moving services, our team is always available to provide helpful tips, building access info, and anything else to make your move smoother.

Are there any restrictions on decorating or modifying the apartment? 

We encourage you to make your space feel like home. Just avoid drilling into the ceiling, and please return the apartment to its original condition upon move-out to avoid any restoration fees.

What happens if I need to break my lease? 

We understand that life can be unpredictable. If you need to end your lease early, we have a lease break option that requires a 30-day notice and payment of two months’ rent. Alternatively, you can continue paying rent until the unit is rented.

How much notice is required before moving out? 

A written 30-day notice is required before move-out. Just let us know when you’re planning to leave, and we’ll walk you through the next steps.

What is the process for moving out? 

Moving out is straightforward: give your 30-day notice, share a forwarding address, return all keys, and you’re set. If you’d like, we can schedule a pre-move-out inspection to help you avoid any unexpected charges.

How long does it typically take to receive the security deposit refund? 

Security deposit refunds are processed within 21 business days after move-out. If any deductions are needed, we’ll provide a detailed breakdown for transparency.

Fees and Payments

How much is the security deposit, and when is it due? 

Deposits range from $500 to one full month’s rent and are due prior to move-in. The exact amount will be determined based on your application.

Are utilities included in the rent? 

Utilities are not included in the rent and are billed separately. You’ll be responsible for setting up and managing your utility accounts.

Which Wi-Fi providers can I use? 

Spectrum is available for high-speed internet service, so you can easily stay connected whether you’re working from home or streaming your favorites.

How can I pay my rent? 

Rent payments can be made securely online through your resident portal or in person at the leasing office—whichever works best for you.

Are there other fees, such as monthly amenity fees or technology fees? 

No extra amenity or tech fees here. The features you see are all included in the experience of living at Bloom.

Parking

Is parking available? Is there an additional fee for parking? 

Yes! Each apartment includes assigned parking for $25 per month. Need an extra space? Additional spots are available for $75.

Are there any restrictions on overnight guests? 

Your guests are always welcome. Just be sure they follow community guidelines during their stay.

Are there EV Charging stations?

Absolutely. We have 14 EV charging stations conveniently located for resident use.

Maintenance and Requests

How do I submit maintenance requests? 

You can submit maintenance requests online through your resident portal, give us a call, or send an email. However you reach out, our team is ready to help.

How quickly are maintenance issues addressed?

We aim to resolve most maintenance requests within 24 to 48 hours. Urgent issues are always prioritized.

Pet-friendly Apartment Policies

Do you allow pets in the apartments? 

Yes—we love pets and welcome them as part of the Bloom community.

Is there a pet deposit or a monthly pet fee?

There’s a one-time $400 pet deposit, as well as $50/month pet rent.

What is the pet policy for specific breeds or sizes? 

We’re happy to welcome most pets, but we do have restrictions on certain breeds for everyone’s safety. Contact our leasing office for more information.

What onsite amenities do you offer that accommodate pets? 

We have a convenient pet wash station, perfect for a quick rinse after a walk or a full bath on a muddy day.

Amenities and Facilities

What amenities are available in the complex? 

Bloom is designed with your lifestyle in mind. Enjoy coworking lounges, a fully equipped fitness center, a resort-style pool, sun decks, BBQ spaces, and a stylish clubhouse that brings it all together.

Are there laundry facilities in the complex? 

Each apartment has its own in-unit washer and dryer—no need to leave home for laundry day.

Is there bike storage available on the property? 

At this time, we do not offer dedicated bike storage.

Do the apartments have high-speed internet access? 

Yes, high-speed internet is available through local providers like Spectrum, so you can stay connected.

How does package delivery work? 

Packages are handled through Parcel Pending lockers or delivered directly to your door, depending on the carrier.

What floor plans are available at Bloom?

We have spacious studio, one, and two-bedroom apartments that suit a variety of lifestyles.

Do you offer virtual tours of the apartments? 

Yes! Virtual tours are available so you can explore the space from wherever you are.

Are furnished apartments available? 

We currently do not offer furnished apartments, but our leasing team can provide suggestions for local furniture rental if needed.

Community and Lifestyle

Are there any community events or activities? 

Yes! We regularly host events designed to bring neighbors together, from social mixers to seasonal celebrations. It’s all part of what makes Bloom feel like a true community.

Are there quiet hours in the community? 

Quiet hours are in place from 10 PM to 8 AM daily to ensure a peaceful environment for all residents.

How do I report a noise complaint?

You can email the leasing office or reach out to the courtesy patrol call center if there’s a concern after hours. We’re here to help maintain a respectful and relaxing community.

What nearby schools or childcare facilities are available? 

We’re located near a variety of schools, including Washington Elementary, Mater Dei High School, Saddleback High, and Segerstrom High School. Our team is happy to share more about local options if you need them.
